Spotting at YYZ and YVR

I will be at YYZ and YVR for a total of 5 days at the beginning of November. I've had a look trough the Contrails spotting guides and it all looks pretty good. What I would like to know if there are any recommendations for on/near airport accomodation. I'm not looking for 5 star, but neither do I want cheap and nasty.

Also, is a car necessary? I can rent one if required, but don't want to if the spotting areas are within about 30 minutes walk of any decent accomodation.
